Smoky Top Rental Policies
Please read the following regarding our rental and usage policies:
All rates posted reflect one night's rental for 2 people in U.S. dollars. Additional adults are billed at a rate of $12.50 per night. The first
two (2) children under twelve (12) years of age are free. Each child thereafter (regardless of age) is an additional $12.50 per night.
All holiday rates apply through the weekend of the week in which the holiday occurs. All reservations are considered tentative until your deposit arrives. A $100 deposit is required to secure all reservations. This deposit will be held as a cleaning and/or damage deposit and will be returned by mail within seven (7) days of departure. Since we do not charge a cleaning or booking fee this is the only way we can protect our properties from abuse. Upon receipt of your $100 deposit, a written confirmation letter will be mailed to your address. If your deposit has not arrived within five (5) business days of making the reservation, it will be automatically removed from our system. The deposit may be payed with a personal check, money order, Visa or Mastercard. If paying your deposit with a personal check, the check must be received at least ten (10) business days prior to your reservation date to allow enough time for it to clear the bank.
Some of our cabin and chalet owners will permit pets. However, we are required to contact the owner for approval prior to confirming a reservation. If approved, a nightly rate of $12.50 will apply for each pet, plus a deposit determined by the cabin owner. If you bring a pet without obtaining approval, your rental contract will be immediately cancelled and all money paid will be forfeited to the cabin owner as compensation for the extensive cleaning and pest control messures required to return the cabin to being a "non-pet" facility. In the event that these expenses exceed the amount paid for rental, you will be held responsible for the additional cost as well.
A minimum reservation of two (2) nights is required during Winter months, three (3) nights during Spring and Summer, and four (4) nights during Autumn and on certain holidays. Exceptions may apply, contact the reservations office for additional details.
Rates for all properties are typically slightly higher on weekends and holidays and during periods of high demand. Additionally, some cabin owners may reduce rates for extended stays during the off season. Until reserved, all rates are subject to change. Reserve early and avoid premium rate adjustments.
Cancellation Policy:
The $100 deposit will be forfeited on all cancellations! These homes are reserved by the cabin owner for your
enjoyment. Just as you would expect the owner to honor your reservation, they expect you to fulfill the terms and exact dates you
have requested. Since reservations are made well in advance, a cancellation will typically result in a cabin sitting empty—an expense our
owners should not be expected to absorb. Please be certain of the exact dates before making a reservation. In addition, you will
be responsible for the entire reserved period, regardless of the number of nights occupied. A reservation is a legal contract, to be honored
in full by both you and the cabin owner.
Answers to Other Frequently Asked Questions:
Payment in full is due upon arrival. If arrangements have been made for a late arrival, full payment is required in advance.
We accept cash, travelers checks, Visa and MasterCard.
All cabins and chalets are well maintained, however, we cannot be held responsible for equipment failures. Every effort will be made to complete any needed repairs in a timely manner. Under no circumstances will you be compensated for such failures. In addition, if a failure is the result of your misuse or neglect, all costs will be added to your account.
Management reserves the right to refuse service to anyone and will not be held responsible for injury, loss of property or loss of use.
Chains and/or four wheel drive vehicles may be required during winter months. No refunds will be given due to inclement weather or any other "Act of God". All reserved dates are final and you are responsible for the entire reserved period, regardless of extenuating circumstances.
Check-in time is between 3 p.m. and 6 p.m. (special arrangements may be made for early or late arrivals). Check-out time is 11 a.m. (no exceptions).
Each cabin or chalet is completely equipped. Kitchens are equipped with standard cookware and eating utensils, including microwaves and coffee makers (filters not supplied). For your convenience all bedding, towels and bathroom tissue are provided and set up for initial use. Since housekeeping services are not provided, maintaining the cleanliness of the property, including laundering linens, will be your responsibility until your departure. Items you may want to bring include: beach towels for hot tub use, detergent for washer/dryer equipped cabins, paper towels and firewood (winter only) if your cabin/chalet is equipped with a wood burning rather than a gas fireplace. We DO NOT supply firewood. Wood may be purchased locally, or you may bring your own. Outdoor grills are provided but do not include charcoal or lighter fluid. Our owners set up each property as if someone were living there. Just bring your personal items and enjoy!
